Units and Boundaries:
The following defines what is Owner and HOA responsibility.
- Owner Responsibility: Each unit includes that part of the structure which lies within the following boundaries.
1) The vertical boundaries are as follows:
- On exterior walls, owners are responsible for the studs in the walls which includes the sheetrock.
- On common walls between units, the center line of such wall shall be the boundary.
2) The horizontal boundaries are as follows:
- If the unit is on the top floor, the upper horizontal boundary is the sheetrock in the ceiling. The lower horizontal boundary of a unit is the lowermost surface of the wood floor truss which includes the sub-flooring.
- If the unit is the bottom floor, the upper horizontal boundary is the sheetrock in the ceiling. The lower horizontal boundary of a unit is the lowermost surface of the wood floor truss which includes the sub-flooring.
- HOA Responsibility:
The Common elements consist of all portions of the Condominium not located within the boundaries of the unit. They include but not limited to the following:
1) The foundations of each building.
2)
The exterior Siding on each building.
3)
The roofing including roof decking.
4)
The sidewalks, retaining walls, and landscaping.
5)
All stairs in breezeways and entries.
6)
Mail kiosks and gazebos.
7)
Dumpster area.
8)
Clubhouse and Pool.
9)
Fitness room.
10) All exterior lighting.
- Limited Common Element: All decks are considered a limited common element and assigned to a unit for the exclusive use of that units Owner, Family members, Guests, and Tenants. Decks are HOA responsibility to maintain and any restrictions applicable to Common elements shall also apply to the Limited Common Element.
Maintenance:
- Owner Responsibility:
Please note the following items are Owners responsibility to maintain. If you need to have one of these items replaced, you must get HOA approval first to insure the replacement items will match the overall architectural appeal of the Community. Any and all items that serve only one unit whether inside or outside the boundaries as described above are the responsibility of that units Owner.
1) Windows: All glass surfaces, windows, window frames, casings, and locks. Excludes exterior cleaning and periodical caulking and painting of window frames. If you need to replace a Window you must use a Single or Double hung white Vinyl replacement window. Screens are required in the lower section only. They must have the same white decorative grid in the top pane of glass that matches same grid pattern.
2) Doors: All doors, door frames, and hardware that are part of the entry system of the unit. If you need to replace your front door, it must be a 36" x 80" 6 Panel Steel Slab door ( View one at Home Depot). The door will need to be painted Web Gray SW 7075 color from Sherwin Williams Paint Formula ( oil based is recommended). Door Numbers: They can be removed, sand the rust off, and repaint with silver paint. Screwing them to a board makes the job easier.
3) Window Treatments: All windows in units must have 2" white blinds only. (

4) Dryer Vents: Cleaning of dryer vents either in the crawlspace (if you have a first floor unit) or in the attic (if you have a second floor unit). It is the homeowner's responsibility to periodically clean them so that lint fires do not occur or rodents do not live in them. Homeowners are responsible for replacing the exterior vent for the dryer vent as well if it needs to be replaced.
5) Heating and AC Systems: All portions of the entire HVAC system including the Condenser, Fan coil, ducts, pipes, refrigerant lines, pumps, and electrical lines or other apparatus that serves only the unit. HVAC units are located in the attic for 2nd floor units and in the Crawlspace for first floor units and water drain lines run out from each. Owner is responsible for changing the air filter on a regular basis which is typically from 30 to 90 days. Seasonal maintenance is recommended to keep the unit in good working order.
6) Plumbing: Any plumbing lines that serve only one unit is that Owners responsibility. The HOA is only responsible for the Common Drain lines and the main feed line to the buildings' plumbing. 7) Electrical:
Any electrical lines that serve only one unit is that Owners responsibility, including outlet on the decks (since only owner has access to that outlet).
