The Below Items are Homeowner Responsibility to Maintain

HVAC systems should have preventative maintenance done at least once a year to insure everything is working correctly. HVAC air filters should be Replaced every 1 to 3 months depending on filter type. Consider keeping your Fan Set to "Auto". Your AC will not dehumidify the air as much and the filter will last longer. The blower fan will only turn on when either the heater or AC are active.

For second floor owners, you need to check to see if the insulation around your pipes in the attic has settled around the sprinkler or plumbing pipes. You should not be able to see any pipes as they all need to be insulated with the blown insulation. The blown insulation must to go to the outer edges of the house. Several units have had pipes in their attics freeze in the winter which has been very costly for everyone as the pipes have burst.


There is a valve in each Washer/Dryer Closet that cuts off the water to the entire Condo. If it looks like the first picture, then it may not work. If it is difficult to turn then you need to have your Plumber Replace it with a PEEK Cutoff (2nd picture). You will need to coordinate with the HOA board to get the building water turned off to make this change.

Many of the Braided Water Cables that connect to the Toilets have failed at the connection sending water into lower units and the crawlspace. It is best to replace these if you are not sure if they are new.

In Front of your HVAC Air Handler (which is in your Crawlspace for First Floor Units and Attic for Second Floor Units) is a small Black Pump. It pumps the water out of the Air Handler and outside. These Wear out after 10 years or so and need to be replaced and the water lines cleaned often. They can cause a lot of Water Damage if not replaced.
( Some units have gravity drains.)

Clean Your Lint Filter on your Dryer often. This will prevent Lint from clogging your Dryer vent which is Very difficult to clean. Dryer vents to the outside of the building need to be cleaned every 5 years or so to prevent clogging. Clogged vents cause dryers to fail sooner and in some cases cause fires.

Water heaters should be checked on occasion. If you live in an upstairs unit, a yearly flush will help prevent breakdown, flooding units below you. Many water heaters have a sacrificial anode that can be replaced to slow the inner tank from rusting.
Be careful what you flush down your Toilets. All sewage lines for units are interconnected and have clogged.
